Short-Term Rental Insurance in Minnesota: Before You Welcome Paying Guests

Ready to Welcome Guests? Review Your Short-Term Rental Insurance.

You have prepared the beds, written the house instructions, and taken photographs for the listing. Before you welcome the first paying guest, pause for another preparation step: explain the planned rental activity to your insurance professional.

Whether the property is a Minnesota cabin, a city home, or a spare room, paid short stays can change the insurance needs. A homeowners policy, a long-term rental policy, and protection offered through a booking platform should not be assumed to respond in the same way.

Describe the hosting arrangement completely

Explain how often the property will be rented, typical stay length, whether you remain on-site, and whether guests rent a room or the entire property. Include direct bookings as well as bookings through platforms. Disclose the ownership entity and any property manager.

Regular rental activity may be treated as a business exposure, and ordinary homeowners coverage may not address paying-guest damage or liability. The Maryland Insurance Administration’s home-sharing guidance explains why hosts should discuss the activity with their insurer. Those general insurance questions are useful in Minnesota, while local legal requirements must be checked separately.

Ask what coverage is appropriate for your specific arrangement: an available endorsement, a rental policy that expressly accepts the use, or a dedicated short-term rental product. Do not assume that merely telling the insurer changes the contract. Confirm what coverage has actually been issued.

Compare the protection, not just the policy label

A long-term landlord policy may not be designed for short guest stays. The Texas Department of Insurance’s rental guidance makes that distinction and encourages hosts to ask about appropriate coverage. Avoid importing another state’s requirements, but use the distinction to frame your own review.

Ask about the building, furnishings, other structures, liability, and lost rental income after an eligible event. Review guest-caused damage, theft, accidental damage, and exclusions individually. Find out how deductibles, special limits, and claim conditions apply.

Tell the insurance professional about amenities and activities: a dock, hot tub, fireplace, recreational equipment, or property offered for events. The purpose is to establish what is accepted and covered, not to assume that every feature is prohibited or automatically insured.

Also ask how the policy handles personal use between bookings, periods without guests, cleaning visits, maintenance work, and renovations. A property changes hands frequently in short-term use, so its real operating pattern matters.

Read platform protections alongside your own insurance

A booking platform may describe host protection, damage reimbursement, or liability insurance. Obtain the current terms and identify who provides the protection, what events qualify, which bookings are eligible, and what reporting deadlines apply. Do not treat a marketing headline as a replacement for the actual terms.

Bring those terms to your insurance review. Ask how your policy interacts with other available protection and whether direct bookings are treated differently. A platform’s process may require documentation, timely notification, or other steps that you should understand before a problem occurs.

Keep dated property photographs, a furnishings inventory, booking records, and maintenance logs. Decide who documents guest-reported damage and who contacts the insurer. An orderly process is helpful regardless of which coverage ultimately responds.

Check Minnesota licensing separately

Insurance does not establish permission to operate. Minnesota’s lodging license information describes state lodging categories, including vacation home rentals. Confirm the requirements for your specific property with the responsible state or local authority.

Municipal rules also matter. For example, Saint Paul’s short-term rental host page sets out its own licensing process. Do not assume that a rule in Saint Paul applies in another city, township, or county.

Before listing, also check zoning, association restrictions, mortgage terms, and applicable tax obligations with the appropriate source or adviser. Keep operating approval and insurance confirmation as separate tasks. Completing one does not automatically satisfy the other.

Your pre-hosting checklist

  • Disclose rental frequency, stay length, booking channels, and personal use.
  • Confirm written coverage for the actual short-term rental activity.
  • Review guest damage, liability, amenities, income protection, and deductibles.
  • Read current platform terms and record claim-reporting requirements.
  • Verify state and local operating rules before advertising or accepting stays.

Coverage varies by policy and platform, and operating rules can change. This article is educational, not a determination of coverage, licensing eligibility, or tax treatment.
